Disney World History: How the Magic Began
Who would have thought that the magical world of Disney all began with one man’s idea of creating a place where you can actually live out your dreams? Walt Disney has already started Disneyland at Anaheim, California but has even bigger plans of putting up ‘Disney World’ in a much larger space.
Walt Disney first flew to Sanford, Florida and proposed to the city council of his plans of putting up Disney World but was denied. He then flew to then young Orlando where he immediately fell in love with the place’s well-developed network of roads and of course, the warm and sunny environment was a plus. Much of Walt Disney’s ideas and imagination were put into work with the help of his dedicated and loyal management along with the Imagineers. Unfortunately Walt Disney died before his visions were realized. By 1968 construction began and his brother and partner, Roy Disney, set aside his retirement to foresee the dreams of his brother coming to rise.
On the fateful day of October 1, 1971, the doors of Walt Disney World Resort opened to the public allowing them to experience theme parks in a whole new level. Roy Disney declared the place as “Walt Disney World” in honor of his brother who was the very reason why this magical place on earth is here for all of us to experience. Barely three months after the park opened, Roy O. Disney passed away.
With Magic Kingdom as it’s very first and major theme park, along with only three hotel resorts namely Disney’s Contemporary Resort, Disney’s Polynesian Resort and Disney’s Fort and Wilderness Resort & Campground and the Palm and Magnolia Golf Courses. It initially employed 5,500 “cast members”. Today it takes up 66,000 employees spending billions of payroll and millions on benefits.
Magic Kingdom was said to be the ‘twin’ of Disneyland in Anaheim, California only it’s placed over 25,000 acres of land. Much of this theme park reflected the visions of Walt Disney and how he has managed to capture the hearts of many through the magical place that was put to life. Today, Disney World has a total of four stunning theme parks: of course there’s Magic Kingdom, Epcot, Disney’s Hollywood Studios and Disney’s Animal Kingdom. It also has two water parks, Typhoon Lagoon and Blizzard Beach and other attractions as well. The park alone has tons of restaurants and shops to choose from where you can pick and dine on character restaurants or may be shop around for souvenirs around the area. Central Florida home prices are so low that buyers earning the median household income can now afford two mid-priced houses.
While prices have been cut in half during the past three years – from a peak of $250,000 in mid-2007 to $110,000 in March – wages have not dropped off at all, reports show. While those freefalling prices have left 48 percent of Florida’s mortgage holders underwater on their home loans, about 11,000 Orlando-area buyers have benefited in the past five months by purchasing during record levels of affordability, which is measured by comparing prices and wages.
Freelance artist Richard Minino, who bought a three-bedroom house last month in Orlando’s Audubon Park neighborhood, said that, while his wages have held steady for years, the dramatic price drops made a big difference in what he could afford.
“I’m just extremely glad I waited to buy, because the house I just bought is twice the size of what I could have afforded in 2007, and it’s in a way better area, too,” said Minino, who had been renting for years.
During Orlando’s real-estate price peak in 2007, the area was less affordable than three-fourths of the more than 200 cities studied in a joint report by the National Association of Home Builders and Wells Fargo & Co. By last summer, though, that situation had basically reversed itself, two years into the tumble, and by the end of last year Orlando was generally in the middle of the pack for housing affordability.
Rajia Ackley, broker for Coldwell Banker’s Ackley Realty in Kissimmee, said sales prices for homes handled by her agency have dropped from $200,000 two years ago to $121,000 last year and $94,000 most recently. The company’s sales volume, meanwhile, was up 46 percent last year to $170 million compared with the previous year, she said, thanks to a rush of buyers that’s 60 percent investors and 40 percent local buyers.
“Buyers are taking advantage of the market,” she said Friday. “On each property we’ve listed, we’ve had from two to 47 multiple offers, and most buyers are paying more than the list price.”
Yet affordability has remained high, allowing wage earners to stretch their housing dollars further than anytime in at least 15 years, because lagging consumer confidence and difficulties in obtaining mortgages are holding back many buyers, said Rose Quint, a research executive with the National Association of Home Builders.
“With this level of affordability you would have expected that home sales would have gone through the roof, but there are no loans, no consumer confidence,” Quint said. “People are reluctant to buy a house because they are afraid they’re going to lose their jobs – they’re afraid their 401(k)s are in the tank.”
But the biggest factor behind the area’s high affordability readings, according to University of Central Florida finance professor Stan Smith, is the high number of distress sales. And those foreclosures and “short” sales not only define the market, he said, they hide the fact that many of the properties involved require additional cash after the sale to bring them up to current standards.
Another reason house shoppers may be reluctant to take advantage of their unprecedented buying power: Living in a region with a 12 percent unemployment rate, many of them have wiped out their savings and have no down payment, Smith added.
Melina Duggal, senior principal in Orlando for real estate adviser Robert Charles Lesser & Co., said prices likely will increase and affordability likely will lessen now that the federal tax credit – primarily for first-time home buyers – has disappeared. The number of distress sales also will likely decline, and that will push up median prices more.
“As the state becomes more affordable, it brings more growth, which has been highly linked to our economy,” she said. “Chances are we’re not going to stay super-affordable forever.”

Foreign buyers kick start Orlando area condo sales

Condominiums are now selling faster in Central Florida than they did at the peak of the real-estate market four years ago, when renters, retirees and eager urbanites, seized by condo fever, were snapping them up in Metro Orlando at the rate of 20 a day.
In March, buyers closed on 790 condo units in the four-county metro area – 25 percent more than in March 2006, when real-estate agents were celebrating a then-astronomical 630 sales.
With the region’s population basically stagnant and unemployment at or near record levels, the question is: Who is buying all of these units?
According to brokers, industry reports and others, foreign buyers are largely behind the surge.
For example, about 80 percent of the sales these days at the Mosaic at Millenia, a south Orlando apartment complex that went condo in 2004, have been to international investors.
“They are paying all cash, and their primary purpose is to get a monthly rented unit that provides cash flow with the expectation of some appreciation,” said Alec String, a broker with Coldwell Banker NRT Development Advisors in Longwood.
Unlike the deals that drove condo speculators during the homebuying frenzy of the mid-2000s, these sales aren’t based on incentives or inflated promises of rental income, String added. And they aren’t paying inflated prices, either: In March 2006, the median price of the condos sold in Metro Orlando that month was $159,600; by March of this year, the median had plummeted 69 percent to $49,700.
The sharp decline in prices since the market’s peak in 2005-06 is part of the reason Florida accounted for almost one-fourth of all U.S. property purchases by international buyers in late 2008 and early 2009, according to a report by the National Association of Realtors. California was second with a 13 percent share of the foreign market.
Nationwide, those foreign buyers paid a median of $247,100 during the period studied, compared with a median of $198,100 for all buyers. About 70 percent of the purchases were single-family homes, 18 percent were multifamily, and the rest were commercial properties.
In Florida, most foreign buyers hail from the United Kingdom, other parts of Europe, and Canada.
James Black, managing partner of a London-based company, Ultimate Holdings, said the British outfit has raised about $50 million to purchase distressed properties in the U.S., starting with properties in the Orlando area.
In February, Ultimate Holdings purchased 122 units in a 240-unit Davenport condominium called the Village at Town Center, paying a combined $5.38 million. The company has improved the units, which start at $54,000 for a one-bedroom model, and says it has 37 buyers under contract. Most of its customers are from the U.K., Canada and Switzerland.
“We’re a group that has invested in both the U.K. and in multiple locations outside the U.K.,” Black said. “We’re fairly experienced in looking for value …and pretty much the best value lay in Florida, and specifically in Orlando. We were very confident that the bottom has passed, and the belief is that the city can recover.”
Black said Ultimate Holdings is also negotiating to buy an apartment complex on Semoran Boulevard near Orlando International Airport, and it is shopping for deals in Miami and Chicago.
A recent survey by the Association of Foreign Investors in Real Estate ranked Orlando 12th among U.S. cities for investment opportunities. The group’s 200 members own more than $842 billion worth of real estate globally, including $304 billion in the U.S.
“They really have expressed some strong interest this year, but they’re having difficulties finding bargains,” said Jim Fetgatter, the group’s chief executive.
The last time members felt as strongly about U.S. real estate was in 2003, Fetgatter said. In the group’s fourth-quarter survey, two-thirds of those who responded plan to increase their U.S. holdings this year compared with 2009.
An influx of foreign investors snapping up the region’s distressed real estate is a two-edged sword, said Bob Daday, founder of the 40-member Oviedo HOA Presidents Association.
“People hoping to sell their condos or town homes – it’s good for them that they can sell,” Daday said. “The flip side is that we have 20 rentals in our community, and the difference in how they are kept – between homeowners and investors – is quite obvious.”
The owner-occupied places, he said, generally have manicured lawns and attractive paint jobs, while the rental units tend to give the appearance that the property’s owner doesn’t care.

University of Florida survey:
Are things about to turn around for real-estate properties both private and commercial, such as in downtown Orlando? According to 1 study, that is a real possibility even if it is far from a certainty at this point.

Florida real estate has hit bottom and is in the process of stabilizing, according to results of a quarterly survey by the University of Florida.
Private capital – both foreign and domestic – continues to enter the state in search of high-quality investments, said Timothy Becker, director of UF’s Bergstrom Center for Real Estate Studies. As banks start to deal with their problem assets, more deals will come to market, he added.
Also, life insurance companies have started to reinvest in commercial properties after backing off for the past year and a half. Because those companies invest premiums from customers’ policies, they are not deterred by the lack of available bank financing, he said.
While most of the real estate professionals surveyed predicted the market probably won’t get any worse, few said it has actually begun to improve, Becker noted. “One of our respondents summed it up by stating that, ‘If anything, we will get less bad,’ ” he said.
“So if they think things aren’t going to get worse and they may actually get better, it follows that they’re going to want to start investing again,” he said.
While South Florida is one of the state’s strongest areas with its diverse economy, steady migration and influx of foreign capital, Orlando, Tampa and Jacksonville are also picking up.
“Florida’s big cities – those four areas – are less bad off than the rest of the state, and they’re going to be quicker to recover than other places,” Becker said.
The retail and office markets are in the worst shape and will likely continue to struggle until job growth improves and frees up more discretionary spending by consumers, the survey concluded.
Apartments continue to be the strongest sector in the state because of high demand from people moving out of foreclosed homes, Becker said.
Statewide, Florida’s new-home market will continue to be slow as more and more foreclosures become available on the existing-home market, Becker said. “That competition makes it very difficult for new homes to get built and purchased, because buyers can often get an equal or nicer home for a much cheaper price on the foreclosure market,” he said.
The report is more optimistic than some recent economic forecasts, which have predicted the market may further soften through at least the end of the year.
David Stiff, chief economist for Wisconsin-based Fiserv Inc, predicted in March that Orlando residential prices would fall by double-digit percentages through the third quarter and then increase by less than 2 percent from late 2010 until late 2011. Fiserv’s report predicts that housing prices in Florida will fall in all 22 of its largest markets, with prices in Miami falling by one-third through the third quarter of this year.

Tips to Save Time at Airport Security Checks
Airport security screening are very high after 9/11 event. Nobody likes these extra security checks and inconvenience but we just have to accept the change in the system and take the necessary steps to reduce the waiting time. Following these simple tips will help you reduce your waiting time at the security checkpoint.
1. Do not bring ‘Prohibited Items’ to the airport (common sense items like Swiss army knives, lighters, etc)
2. Use carry-on luggage for valuables such as cash, a laptop, and jewellery. Also to be placed in carry-on luggage are cameras and undeveloped film (The X-Ray will not damage film under 800 speed).
3. Tape your personal contact info or business card to the bottom area of the laptop and any other valuable you deem necessary.
4. Avoid wearing metal/foil containing clothing, accessories, and items (such as coins money clips, cell phone, keys, medicine, gum wrappers, batteries, lottery tickets, cigarettes, etc). In the case of things like coins and keys, try placing them altogether in a specified bag so it’s easier to take them out and put them back in later.
5. Avoid wearing shoes that contain metal and/or have thick soles. The reason for this is because shoes do not have to trip off the alarm in order to have their own specific search procedures applied (so nothing can be hidden in the shoes).
At all US airports travellers must remove their shoes before go through the metal detector and shoes must be put them through the x-ray machines.
6. If you taking gifts with you then don’t wrap them. Do the wrapping of the gifts upon arrival, or ship them as opposed to bring them to the airport pre-wrapped as these will be checked by security personnel.
7. Arrive an hour to two hour earlier before your scheduled departure since you will be searched no matter if you plane leaves in 5 minutes or 5 hours.
8. Children – When you are going through the security gates keep your children out of baby carries and strollers. Baby carries and strollers must go through the metal detectors so collapse them before you get to the metal detector. Children must go with you through the metal detector.
9. Only answer the questions at the security checks – Inappropriate jokes and threats to security personals may result in delays and possibly missing the flights.
These security checks are done for your own safety and you should take responsibility and be helpful as possible to make it easy for everyone.
Scuba Diving at Disney World Epcot – Dive Quest
There is an interesting dive option for certified scuba divers who are vacationing in the Orlando area especially with family members who are non-divers. The Living Seas at Disneyworld’s Epcot Center is home to a marine tank that measures over 200 feet in diameter and 25 feet in depth. This tank contains a sample of Caribbean marine life in an artificial salt water and reef environment. Through the center’s Divequest tour, certified divers can take a special three hour program that includes a forty minute dive in this marine tank.
The current price is $140 US with advance reservations required. Divers meet at the Guest Relations office just outside the main Epcot gates. Epcot park admission is not required or included. However, I was let out in the main area of The Living Seas after the tour so I ended up seeing other parts of Epcot for free anyway. Twice per day at 4:30 pm and 5:30 pm, a maximum of twelve divers per time slot are taken on a behind the scenes tour of the facilities at The Living Seas. All scuba equipment is provided. In fact, divers are not allowed to bring their own equipment for the fear of contaminating the marine tank. Even jewelry must be removed prior to the dive. Scuba wetsuits (shorties), BCs, regulators, fins, booties and masks are provided. Divers are allowed to bring and use their own masks and bathing suits but these are the only exceptions to the rule.
After the facility tour, wetsuits and towels for each diver are already waiting in private stalls that include private showers in the change rooms. The setup is well organized but a bit odd because after changing into wetsuits, the divers are paraded through the public areas where the other Epcot guests are before going into the main level of the marine tank. Once at the marine tank, divemasters are waiting with tanks and BCs already assembled for each diver. The BCs are weight integrated with more weight than needed and the only gauge attached is an air pressure gauge. There isn’t even a depth gauge or octopus second stage as they are not considered necessary for this shallow dive. After the dive briefing, the divemasters help the divers with their equipment on and everyone moves to a descent line at the middle of the tank.
The dive itself is usually beyond most divers expectations. There is a lot of marine life in this tank including sharks, rays, turtles and lots of Caribbean fish of all sizes. In fact, the staff claims that divers will see more variety of Caribbean marine life during this one dive than many dives combined out in the open sea. One of the neat things that divers can do on this dive that they can’t do elsewhere is interact with the public Epcot guests. There are sixty observation windows all around the marine tank including views from the main restaurant. The divers become part of the attractions at The Living Seas as the public behind the windows wave and snap photos. Some divers made arrangements with family members to be on the other side of the windows while a designated divemaster videotapes the entire scene. Even though I was skeptical at first, I have to admit that I had fun interacting with the public behind the glass. I had forgotten that the vast majority of people out there are not certified divers and we are somewhat of a curiosity for them.
For scuba divers who dive mainly to see marine life, the Divequest at Epcot will not disappoint. It’s an opportunity to swim through a few large schools of fish and see some creatures like the sharks and turtles up close which as most divers know, is a real hit and miss out in the open water. It is also a very unique opportunity for non-diving family members and friends to see divers in the underwater environment. Divequest is certainly a special dive that is worth doing at least once.

1. Visit Downtown Disney
It cost nothing to visit Downtown Disney. There are lots of fun shops to stroll through and plenty of people watching oportunities. (If you visit during the day PLEASE take a hat. I think Downtown Disney has it’s own micro climate – it often seems degrees hotter than the rest of Orlando.) Don’t miss the snoozing man made from lego or the fabtastc magnets at Magnetron Magnetz. Stop in the Art of Disney store – They run a trivia quiz every day and give out prizes if you get them all right!
2. Watch the Magic Kingdom Fireworks
From the beach of the Grand Floridian or Polynesian. You can park at the resorts for a short time for free. Tell the guard you are visiting the hotel coffee shop.
3. Take a free tour of Wilderness Lodge
Check with guest services for times and details. There is also a hidden Mickey hunt (list available from guest services)
4. Watch the Electrical Water Pageant
It takes place each night on Seven Seas Lagoon and Bay Lake – times vary. A long line of barges are transformed into a magical light show. It is short – just a few minutes long but is one of the overlooked treasures of Walt Disney World. It can be seen from the beaches of the Grand Floridian and Polynesian and the Fort Wilderness Marina and Beach
5. Nature Trails at Fort Wilderness
There are many miles of trails at Fort Wilderness, through pine and cypress woods. All free. You can hire bikes but to walk costs nothing
6. Visit The Boardwalk
Best in the evening. Just stroll and take in the atmosphere. There’s usually lots of “street entertainment”
7. Visit the The petting farm at Fort Wilderness
The petting farm is open 7 am to dusk a. There is free day parking at Ft. Wilderness.
8. Take the free garden tour at the Yacht & Beach Club Resort
9. Take the free lobby tour at Animal Kingdom Lodge
10. Campfire sing-song and a movie
Each evening a campfire is held at Fort Wilderness (it is free to WDW Resort Guests) near the Meadow Trading Post. Take your own marshmallows to toast. The campfire is followed by a Disney cartoon feature shown on a large outdoor screen.
